As of November 4, 2026, almost 6,000 households across 10 West Australian suburbs are at risk of falling behind on their mortgage repayments within the next year, according to Digital Finance Analytics' Q3 2026 Mortgage Default Risk Report. The latest interest rate hike from 4.6% to 4.85%, the highest in 18 years, has increased monthly mortgage payments by approximately $100 for a 30-year $600,000 loan. Canning Vale experienced the sharpest quarterly increase in risk with a jump of 31%, from 343 to 448 households at risk, while Armadale followed closely behind with 805 at-risk households. Mandurah recorded the largest number of at-risk households in WA and second-largest nationally with 966 but had no reading in June, preventing a quarterly change calculation. The report indicates that mortgage default risk has risen by 26.4% over the past year in WA, the second-highest increase nationally after South Australia.
That announcement will add about $100 a month to repayments on a 30-year $600,000 mortgage.
Canning Vale recorded a 31 per cent risk increase in just three months – the sharpest quarterly increase – from 343 to 448 households at risk of falling behind on repayments in the next 12 months.
